The Winding Oaks Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended and established on March 21, 2024 by the City Council of the City of Ocala, Florida (Marion County) Ordinance No. 2024-19 as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
The Winding Oaks CDD is located entirely within the City of Ocala, Florida (Marion County) and covers approximately 460.012 acres of land. The site is generally located south of SW 66th Street, east of SW 54th Court Road, and north of SW 80th Street
The Charter of the District shall be as set forth in Chapter 190, Florida Statutes (2023) as created by general law. The powers and functions of the District are described in Chapter 190, Florida Statutes (2023).
A Community Development District (CDD) provides the 'solution' to Florida's need to provide valuable community infrastructure generated by growth, ultimately without overburdening other governments and their taxpaying residents. CDDs represent a major advancement in Florida's effort to manage its growth effectively and efficiently. This allows a community to establish higher construction standards, meanwhile providing a long-term solution to the operation and maintenance of the community's facilities.
